Juniper Springs Lodge Mammoth Lakes: True Ski In, Ski Out Living at Eagle Lodge

Juniper Springs Lodge Mammoth Lakes: True Ski In, Ski Out Living at Eagle Lodge

Eagle Lodge Homes & Condos for Sale in Mammoth Lakes – Mammoth Lakes CA Homes for Sale – Matthew Lehman Real Estate

Juniper Springs Lodge is one of the few condominium complexes in Mammoth Lakes that can truly call itself ski in, ski out. The slopes sit right at the north edge of the building. Click in. Ride. Ski home.

If you are looking at Mammoth condos and you want the real thing, not a “short walk to the shuttle” version of ski access, this is the address. Juniper Springs Lodge (locals call it JSL) sits at 4000 Meridian Boulevard, directly adjacent to Eagle Lodge and Chair 15, the Eagle Express high-speed lift.

What Is Juniper Springs Lodge?

Juniper Springs Lodge Condos for Sale Mammoth Lakes – Mammoth Lakes CA Homes for Sale – Matthew Lehman Real EstateJuniper Springs Lodge Floor 3

Juniper Springs Lodge was built in 1999 by the Intrawest Corporation, the same group that kicked off a wave of resort condominium development in Mammoth Lakes. It was their first major project here, and it still reads that way: a full service, four to five story lodge with underground parking, a staffed front desk, and the kind of common areas you expect from a resort hotel, not a typical mountain condo complex.

A quick distinction that matters when you search listings: Juniper Springs Resort is the larger property. It has three sister buildings: Juniper Springs Lodge, Sunstone Lodge, and Eagle Run townhomes. This article is about the Lodge building itself, the original slopeside midrise at Eagle Lodge.

The Lodge has roughly 174 individually owned condominiums. Floor plans run from compact studios to two-bedroom units, with a small number of larger three-bedroom plans. Units are separately owned and individually furnished, which is why interiors vary from listing to listing. Some are original. Some are fully remodeled.

Ski In, Ski Out at Eagle Lodge and Chair 15

This is the feature that separates JSL from most of Mammoth. Chair 15 / Eagle Express abuts the north edge of the complex. From many units and from the ski lockers in the lobby, you are a short walk, often under a minute, to clicking in.

That is true ski in, ski out when Chair 15 and Little Eagle Lodge are operating (typically December through April, conditions permitting). It is not a marketing stretch. North facing units at the north end of the building look directly onto Eagle Lodge and the lift. South and east facing units look out to the Sherwin Mountains and, on upper floors, long views toward the Sherwins or even the White Mountains.

Compared with The Village, Eagle Lodge is quieter. You are on the western edge of town. You still have the free Mammoth shuttle on the Green and Yellow lines at the building, plus the Town multi use path running adjacent to the property. In winter you ski. In summer you roll onto the path for bikes, walks, and the Lakes Basin.

What “true ski in, ski out” means here

  • Ski lockers on the lobby level. Use them. Skis and boards are not allowed inside units.
  • Lift tickets can be purchased on site at guest registration in the main lobby.
  • On site ski and snowboard rentals are available in the resort.
  • Ski-in, ski-out depends on Chair 15 being open. Always check Mammoth Mountain’s current operations.
  • Beginner-friendly access at Eagle Lodge makes this a strong family base, not just an expert address.

The Full Resort Package: Amenities at Juniper Springs Lodge

Juniper Springs Resort | Mammoth Hotels & Condo Lodging

Inside JSL you get the full resort package. That is the second reason owners and guests keep coming back after the ski access.

  • Staffed front desk and concierge. 24 hour coverage is part of the lodge feel.
  • Elevators from the heated underground garage to every floor.
  • Heated underground parking (typically one space per unit; garage clearances are roughly 6’9″ lower / 7’9″ upper. Confirm on any listing). EV charging is available on a limited basis.
  • Assigned ski lockers in the lobby for owners and guests.
  • Year-round heated outdoor pool (Lodge guests use the pool and three hot tubs on the lobby level).
  • Three outdoor hot tubs.
  • Fitness center with 24-hour key access for Lodge guests.
  • Sauna (noted across owner and marketing materials; confirm current operation with the front desk).
  • Game room / kids rec room.
  • On site coffee and snack shop (Juniper Springs Marketplace) in the lobby.
  • Common area laundry.
  • Conference / small meeting rooms and a business center.
  • BBQ and picnic areas, fire pit, and seasonal outdoor gathering space.
  • Bocce court and landscaped courtyard.
  • Town bike path at the building; bike storage available (bikes are not allowed in units).
  • Free local shuttle service.

The grand lobby and Hearth Room, with timber beams and a rock fireplace, are the social center of the building. That is where families meet after a day on the hill. Common areas have been refreshed in recent years, which shows when you walk the property with buyers.

Two ownership notes that come up on every tour: no pets (service animals excepted), and most units do not have central air conditioning. Mammoth summers are mild at 8,000 feet. Some owners add a portable unit or swamp cooler. A few listings mention an optional A/C fee. Ask on the specific unit.

Floor Plans and Unit Mix

JSL was designed as a condominium hotel. Units are efficient mountain condos, not sprawling townhomes. That is a feature if you want a lower purchase price, simpler ownership, and strong nightly rental demand. Approximate sizes from current and recent listings:

Floor plan Approx. size Sleeps (typical) HOA range (approx.- 2026)
Studio / 1 bath about 512 sf 2 to 4 about $1,041/mo
1 bed / 1 bath about 546 to 684 sf 2 to 4 about $1,071 to $1,074/mo
2 bed / 2 bath about 813 to 1,120 sf 6 to 7 about $1,121/mo
3 bed / 2 bath about 1,415 sf up to 8 about $1,251/mo

HOA figures above are approximate from 2025 to 2026 listing data and competing broker pages. Always pull the current budget, reserve study, and exact fee from the HOA package on any offer. Fees do move.

What you get inside a typical unit: full kitchen, gas fireplace, private balcony or deck, and a mountain condo layout that works for both personal use and short term rental. Corner and top floor units command a premium. South facing light and mountain views sell. Direct lift views sell. Courtyard units are quieter and often a better value.

The HOA Advantage Most Buyers Miss

Eagle Run

Juniper Springs Lodge is one of the rare Mammoth complexes where the monthly HOA covers nearly every utility. That changes the ownership math.

Typical inclusions (confirm on the current budget):

  • Electricity
  • Unlimited hot water and heating (including gas fireplace fuel / propane)
  • Water and sewer
  • High speed internet and Wi-Fi
  • Cable TV and local phone
  • Snow removal, trash, landscaping
  • Building insurance and exterior maintenance (roofs, siding, paint, decks)
  • Common area amenities, staffing, and management

What you still pay separately: property taxes, any personal contents insurance, and your mortgage if you have one. There is no “surprise electric bill after a cold week” in the way many Mammoth condos work. For a second homeowner coming from Southern California, that predictability is a real selling point.

The tradeoff is a higher sticker HOA than a bare bones complex. You are paying for a staffed lodge, a pool that stays open year-round, and utilities bundled in. Price the all in monthly cost, not the HOA line by itself.

Rental Performance and Ownership Style

Nightly rentals are permitted. Many units sit on the on-site Juniper Springs Resort / Mammoth Lodging Collection program. Others are independently managed on Vrbo, Airbnb, or with a local property manager. Either path works. The location does the heavy lifting in winter.

Eagle Lodge tends to book as the quieter, family-friendly base compared with The Village. Nightly rates are often a step below Village product, but occupancy in ski season is consistent because guests can walk to the lift. Off season is slower here than at The Village. Budget for that if this is primarily an investment.

Gross rental figures published on recent 1-bedroom listings have landed roughly in the mid $50,000s to low $60,000s in years when the owner also used the unit. Treat those as examples, not a guarantee. Condition, floor, view, photos, and management quality move the number more than the building name alone.

If you plan to use the condo yourself for a month or two of ski season and rent the rest, JSL is built for that split. Front desk, lockers, and underground parking make owner arrivals easy. The “no pet” rule and occupancy limits are enforced. Read the CC&Rs before you write an offer.

Summer at JSL: It Is Not Only a Ski Building

The same path that delivers you to Chair 15 in February puts you on the Mammoth Lakes multi use path in July. From the building you can bike or walk toward town, Sierra Star Golf Course, and the Lakes Basin corridor. Eagle Lodge is a quieter summer base than The Village, which many second homeowners prefer.

The heated pool and hot tubs stay open year-round. That matters more than it sounds. Shoulder season weekends, September aspen color and June hiking, are when a year-round pool and a real lobby separate this building from a locked up condo complex with a seasonal spa.

Juniper Springs Lodge

Who Juniper Springs Lodge Is For

  • Southern California second home buyers who want to ski without loading the car every morning.
  • Families who want Eagle Lodge’s terrain and ski school nearby, plus a pool and game room for the kids.
  • Investors who want permitted nightly rentals in a recognized ski in, ski out building with on site management available.
  • Owners who would rather pay one HOA bill than juggle six utility accounts on a mountain condo.
  • Buyers who prefer a quieter west side location over the nightlife of The Village.

Who it is not for: anyone who needs a pet friendly building wants a large single level townhome footprint, or is shopping primarily for Village dining within a two minute walk. Those buyers should look at other complexes I cover on homesmammoth.com.

Juniper Springs Lodge Condos for Sale

Inventory at JSL is usually tight. In a typical season you will see a handful of studios and one-bedroom units and fewer two-bedroom units. Recent asking prices have ranged from the low $600,000s for updated one-bedroom units into the $800,000s to $1.2 million range for larger two-bedroom units, depending on floor, view, finish, and parking.

I keep current Juniper Springs Lodge listings and the full Mammoth condo map updated on homesmammoth.com. If you want to walk a unit, we start at the lobby, look at the lockers and pool deck, then ride the elevator so you can feel the difference between a courtyard one bedroom and a top floor lift view two bedroom. That tour tells you more than any brochure.

Do HOA dues include utilities?

Yes. Electricity, heat, hot water, water, sewer, internet, cable, trash, snow removal, and building insurance are typically included. Confirm the current budget on any listing.
