Single-Family Homes Market Overview
As of September 1, 2026, year-to-date single-family activity still shows elevated pricing, even as the median has eased for a second month. Forty homes have closed at an average of $1,992,100 and a median of $1,737,500; 33.7% above the 2025 full-year median of $1,300,000, but down from the $1,775,000 median reported through August 1 on 32 sales. Days on market averaged 125, little changed and consistent with a selective, higher-price buyer pool. Sales volume through this point remains roughly in line with the same period in 2025.
The stepwise decline in the year-to-date median since early 2026 still looks more like a mix shift than a broad price reset. An unusually large share of high-end sales closed in the first half of the year; as more mid-range transactions have recorded, the overall median has moderated while remaining well above last year’s level.

Inventory Levels
Single-family inventory continues to follow a clear seasonal pattern: relatively tight from January through May, then a summer build. As of September 1, there are 28 active listings, up from 26 on August 1 but still below the 30 listings counted on September 1 last year. The seasonal peak arrived a bit earlier this year and has already begun to ease. Supply remains constrained compared with historical non-peak periods and continues to support the elevated pricing seen in year-to-date sales as the market moves through the second half of the summer selling season.

Condominium Market Overview
Through September 1, 2026, 162 condominiums have closed at an average price of $942,242 and a median of $799,000. That median now sits 0.5% above the 2025 full-year figure of $795,000; a modest rebound from the $782,500 year-to-date median reported last month. Days on market average 109, a more deliberate pace than the rapid turnover of the peak pandemic years. Sales volume remains solid and tracks recent seasonal norms.
Condos still offer a more attainable entry point into the Mammoth Lakes market. After a brief dip earlier in the year, the year-to-date median has firmed, even as buyers encounter somewhat more selection than they did in the first half of 2026.
