The Beast Has Awakened: Asian Fusion Lands in Mammoth Lakes

Mammoth has lost as many as eight restaurants in recent years to redevelopment, the pandemic, and the natural turnover that comes with a mountain town. Good restaurant space remains in high demand, and the community stays eager for new places to eat.

While new spots like Harmony Brazilian Steakhouse have opened, Beast of the East is a particularly welcome addition. Its creative Asian fusion approach, drawing from Thai, Japanese, Korean, and Chinese traditions, feels well suited for Mammoth and is likely to be well received by both locals and visitors.

 

Picture1The space stands out with a rotating gallery of artwork available for purchase, giving the room a creative edge that fits the town’s character. Sharing the same location is Little Beast, a Japanese inspired grab and go market offering sushi burritos, poke bowls, readymade bento boxes, and other quick options perfect before a hike or after a day on the mountain.

We’re still watching with interest what comes next for the former Slocums Grill and Bar location on Main Street, sold by Matthew Lehman Real Estate in 2025. That longtime landmark carries a lot of history, and its next chapter will matter.

Single-Family Homes Market Overview

As of August 1, 2026, year-to-date activity continues to show elevated pricing, though the median has moderated further. Thirty-two transactions have closed with an average price of $2,037,531 and a median of $1,775,000, a 36.5% increase over the 2025 full-year median of $1,300,000, but a clear pullback from the $2,037,500 median (and 56.7% gain) reported last month on 26 sales. Days on market averaged 129, essentially unchanged and consistent with the selective, higher-price buyer pool seen so far this year. Sales volume through this point remains roughly in line with the same period in 2025.

 

The progressive decline in the year-to-date median since early 2026 is noteworthy. It appears driven by a greater-than-normal concentration of high-end home sales in the first part of the year rather than a broad-based rise in prices across the market. Inventory Levels

Single-family home inventory in Mammoth Lakes continues to follow a pronounced seasonal pattern. Levels remain relatively low through the spring, typically ranging from 20 to 27 active listings from January through May, before beginning to build in June. Inventory then rises into the summer months, historically peaking near 31 units in August and holding elevated through September.

 

As of August 1, 2026, there are 26 active listings, down from the 31 reported on July 1 and below the 31 listings recorded on August 1 last year. While the seasonal build still occurred, the peak arrived slightly earlier this year and inventory has already eased from that high. Overall supply remains constrained compared to historical non-peak periods and continues to support the elevated pricing seen in the year-to-date sales data heading into the second half of the summer selling season.

Condominium Market Overview

Through August 1, 2026, the market has recorded 139 closed sales with an average price of $911,363 and a median of $782,500. That median now sits 1.57 percent below the 2025 full-year figure, a shift from the slight positive gain reported last month. Days on market average 110, pointing to a more deliberate pace than the rapid turnover seen during the peak pandemic years. Sales volume remains solid and tracks closely with recent seasonal norms.

While the segment still offers a more attainable entry point into the Mammoth Lakes market, the recent softening in the year-to-date median suggests buyers are finding somewhat greater selection or negotiating power compared with the tighter conditions of prior months.

Inventory Levels

Condominium inventory in Mammoth Lakes typically stays modest through the first half of the year before climbing in summer, often reaching a peak near 129 units in August and remaining elevated into September.

As of August 1, 2026, active condominium listings stand at 106 units, unchanged from July 1 and well below last year’s August level of 129. The usual mid-summer build has been more restrained this year, leaving supply at a moderate level heading deeper into the peak season.

 

Summer remains the most active time to list properties with October being one of the months with the greatest number of escrows closing.
